Conditions or Reasons for Planning Application - CB/26/02141/FULL
Conditions or Reasons:
1) The proposed first floor side extension, by nature of its bulk and proximity to the boundary, would represent an unacceptable form of development, which would result in poor quality design and a detrimental impact on the character and appearance of the host dwelling and surrounding area. This would be contrary to Policy HQ1 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide, and Policy DP3, Chapter 14 of the NPPF (2026).
2) The proposed development due to its proximity to the boundary with 40 Woodford Road would appear overbearing, and result in an increased tunneling impact and sense of enclosure to this property. The proposal is therefore contrary to Policy HQ1 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide and Policy DP3 of the NPPF.
