Conditions or Reasons for Planning Application - CB/26/02259/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers:

Reason: To identify the approved plan/s and to avoid doubt.
3) No development shall commence until a precautionary working method statement has been submitted to and approved in writing by the Local Planning Authority. This is to include details of reasonable avoidance measures for great crested newts. The development shall proceed in accordance with the approved measures, unless otherwise agreed in writing by the local planning authority.

Reason: This is a pre-commencement condition to ensure the survival of species protected by legislation and notable species that may otherwise be affected by the development. Protection of great crested newts and their breeding/resting places.

4) The building hereby approved shall be used only for agricultural purposes as defined in Section 336(1) of the Town and Country Planning Act 1990 (as amended) in connection only with the agricultural unit on which it is located.

Reason: To ensure that the building is used for agricultural purposes only since it lies within a rural area where restrictive planning policies apply.

5) The final slab level of the barn hereby approved shall be constructed in accordance with the height set out on plan no 26.20.01 (section) as shown in relation to the adjacent dutch barn. Thereafter the site shall be developed in full accordance with the approved details.

Reason: To ensure that an acceptable relationship results between the new development and adjacent buildings and public areas in accordance
(Policy HQ1 of the Adopted Local Plan and Policy DP3 of the NPPF).
6) All external works hereby permitted shall be carried out in materials as set out in the materials schedule.

Reason: To safeguard the appearance of the completed development in the interests of the visual amenities of the locality.

7) The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.

Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties (Section 12, NPPF)
