Conditions or Reasons:
2) No development above slab level shall commence until a detailed schedule of external materials for all buildings has been submitted to and approved in writing by the Local Planning Authority.

The schedule shall include details of:
- brick types, colours and textures;
- roof tiles (type, profile and colour);
- mortar colour and joint profile;
- window and door materials, colours and finishes;
- feature architectural detailing, contrasting brickwork and decorative detailing;
- render, cladding and any other external wall finishes; and
- rainwater goods (material and colour).

The development shall thereafter be carried out in accordance with the approved details.

Reason: To secure a high-quality form of development and to safeguard the character and appearance of the area in accordance with Policies HQ1 and EE5 of the Central Bedfordshire Local Plan and Policy PD3 of the Langford Neighbourhood Plan.
