Conditions or Reasons:
36) Development of the EV charging station and coffee outlet shall not begin until full details of the roundabout on the A505 as outlined on drawing number 6819.009 Rev F have been submitted to, and approved in writing by, the Local Planning Authority.; For the avoidance of doubt, the detail shall include:- - Increase in length to the filter lanes to the exits of the roundabout on the A505; - The provision of a hard central reserve on the approach to the roundabout on the A505; - The closing off of private means of access within the application (Red line) site onto the A505; and - The provision of roadway lighting.'

Reason: To ensure that the proposed road works are constructed to an adequate standard. The condition must be discharged prior to commencement to ensure that groundworks does not prejudice the possibility of providing the necessary connections.
38) No works associated with the Development of the EV charging station and coffee outlet shall begin until the detailed plans and sections of the proposed road, including gradients and method of surface water disposal have been approved by the Local Planning Authority and no part of the development of the EV charging station and coffee outlet shall be brought into use until the section of road which provides access has been constructed (apart from final surfacing) in accordance with the approved details. Such detail shall include the provision of an adoptable highway and turning head.'

Reason: To ensure that the proposed road works are constructed to an adequate standard. The condition must be discharged prior to commencement of works associated with the EV Charging station or coffee outlet to ensure that groundworks does not prejudice the possibility of providing the necessary connections.
