1. The development shall begin not later than five years from the date of this permission. REASON: To comply with Section 91 of the Town and Country Planning Act 1990. 2. New external brickwork and roofing materials shall match those of the existing building as closely as possible. REASON: To ensure that the development is in keeping with the existing building. (Policies 10, B.S.P, H9, BE11, S.B.L.P, H8, BE8, S.B.L.P.F.R.D). 3. Before development begins, details of the levels of the garage shall be submitted to and approved in writing by the District Planning Authority, and development shall thereafter be implemented accordingly. REASON: To produce a satisfactory relationship between the various elements of the scheme and adjacent properties. (Policies 10, B.S.P; BE11, S.B.L.P; BE8, S.B.L.P.F.R.D.). 4. The hedgerow within the site shown by a green line on Drawing No. 497.7a shall be retained for the duration of the garage building. In the event of the complete or partial removal of the hedgerow a scheme shall be submitted to and approved by the District Planning Authority for its replacement and such hedge shall continue to be subject of this condition. REASON: To safeguard the amenities of No. 282 Dunstable Road. (Policies 8, 10, B.S.P; BE11, S.B.L.P; BE8, S.B.L.P.F.R.D.). 5. Before the development is first occupied or brought into use, all on site vehicular areas shall be surfaced in accordance with details to be submitted to and approved in writing by the District Planning Authority so as to ensure satisfactory parking of vehicles outside highway limits. Arrangements shall be made for surface water from the site to be intercepted and disposed of separately so that it does not discharge into the highway. REASON: To minimise danger, obstruction and inconvenience to users of the highway and of the premises. (Policies 42, B.S.P, T13, S.B.L.P, TI4, S.B.L.P.F.R.D.). 6. Notwithstanding the details shown on the approved plan the development shall not be brought into use until a turning space for vehicles shall be constructed within the curtilage of the site in a manner to be approved in writing by the District Planning Authority and shall thereafter be retained for this purpose. REASON: To enable vehicles to draw off, park and turn outside the highway limits thereby avoiding the reversing of vehicles onto or from the highway. (Policies 42, B.S.P, T4, T13, S.B.L.P, T1, TI4, S.B.L.P.F.R.D.). 7. This permission relates only to the details shown on the Site Location Plan received 17/08/01 and Drawing No. 497.7a received 07/11/01 or to any subsequent appropriately endorsed revised plans. REASON: To identify the approved plans and to avoid doubt. NOTE ---- In accordance with the Town and Country Planning (General Development Procedure) (England) (Amendment) Order 2000, the reason for any condition above relates to the Policies as referred to in the Bedfordshire Structure Plan 2011 (B.S.P.), South Bedfordshire Local Plan (S.B.L.P.) and South Bedfordshire Local Plan First Review Deposit (and Proposed Pre-Inquiry Changes) (S.B.L.P.F.R.D.). INFORMATIVE ----------- The applicant be advised that the trees on the site frontage be repollarded to safeguard them from damage when the proposed paving encroaches into the recommended protection zone. |
