Conditions or Reasons:
1) 1. The development shall begin not later than five years from the date of this permission. REASON: To comply with Section 91 of the Town and Country Planning Act 1990. 2. Before development begins, samples of the materials to be used for the external walls of the proposed dormer window and the new garage roof shall be submitted to and approved in writing by the District Planning Authority. REASON: To ensure that the development is in keeping with the existing building. (Policies 10, B.S.P; BE11, H9, S.B.L.P; BE8, H8, S.B.L.P.F.R.D.). 3. This permission relates only to the details shown on the Site Location Plan and Drawing No. 971-01 received 30/08/01 or to any subsequent appropriately endorsed revised plans. REASON: To identify the approved plans and to avoid doubt. INFORMATIVE: ----------- The Applicant is advised that the use of the new section of flat roof adjacent to the proposed rear dormer window as a balcony would require a guard rail for safety reasons under the Building Regulations. This would also require a separate planning permission, which has not been sought or granted. NOTE ---- In accordance with the Town and Country Planning (General Development Procedure) (England) (Amendment) Order 2000, the reason for any condition above relates to the Policies as referred to in the Bedfordshire Structure Plan 2011 (B.S.P.), South Bedfordshire Local Plan (S.B.L.P.) and South Bedfordshire Local Plan First Review Deposit (and Proposed Pre-Inquiry Changes) (S.B.L.P.F.R.D.)
