Conditions or Reasons:
1) 1. The site of this proposed building is at the crossroad centre of the historic town of Dunstable and is highly visible from all directions. The proposal, by reason of its size, scale, design and location would appear a visually lightweight structure which would sit awkwardly with and be out of harmony with the substantial traditional buildings at this junction. It would therefore harm the character of the Dunstable Conservation Area and fail to enhance the appearance and character of the town centre. It would thus be contrary to Policies 13 and 51 of the Bedfordshire Structure Plan 2011, Policies BE5/6, BE11, SH2 and TC2 of the South Bedfordshire Local Plan and Policies BE4/5, BE8, SH1, SH2, TC1 and TC2 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Pre-Inquiry Changes).
