Conditions or Reasons: | 1)
1. The development shall begin not later than five years from the date of this permission. REASON: To comply with Section 91 of the Town and Country Planning Act 1990. 2. A window display shall be provided at all times. REASON: To maintain the attractiveness and vitality of this part of the Town Centre. (Policies SH2, S.B.L.P,SH2, S.B.L.P.F.R.D.). 3. Before development begins, a scheme showing the special facilities to be provided for the convenience of disabled persons, particularly those in wheelchairs, including the means of access to any building, their parking facilities and access to any outdoor facilities shall be submitted to and approved in writing by the District Planning Authority. The approved scheme shall be fully implemented before the development is first occupied or brought into use. REASON: To safeguard the interests of disabled persons. (Policies BE11, S.B.L.P, BE8, S.B.L.P.F.R.D). 4. All plant, machinery and equipment (including refrigeration and air conditioning systems, and public address and other amplified sound systems) to be used by reason of this permission shall be so installed, maintained and operated as to prevent the transmission of noise and vibration into any neighbouring premises and places of public resort. A scheme providing for the attenuation of noise and vibration shall be submitted to and approved by the District Planning Authority before works commence on site. REASON: To prevent nuisance from noise and vibration and to safeguard the amenities of the area. (Policies BE11, S.B.L.P, BE8, S.B.L.P.F.R.D.). 5. Before development begins, details of a scheme for the neutralisation of all effluvia from the processes of cooking etc. shall be submitted to and approved in writing by the District Planning Authority. The scheme as approved shall be installed before the use commences and shall subsequently be retained in full operational condition. REASON: To prevent nuisance arising from the development and to safeguard the amenities of the area. (Policies BE11, S.B.L.P, BE8, S.B.L.P.F.R.D.). 6. This permission relates only to the details shown on Drawings Nos. D.O.1, D.O.2 and D.O.3 received 02/11/01 or to any subsequent appropriately endorsed revised plans provided that in each case, this permission does not extend to any alterations carried out to the external appearance of the building. REASON: To identify the approved plans and to avoid doubt. NOTE ---- In accordance with the Town and Country Planning (General Development Procedure) (England) (Amendment) Order 2000, the reason for any condition above relates to the Policies as referred to in the Bedfordshire Structure Plan 2011 (B.S.P.), South Bedfordshire Local Plan (S.B.L.P.) and South Bedfordshire Local Plan First Review Deposit (and Proposed Pre-Inquiry Changes) (S.B.L.P.F.R.D.) |
