Conditions or Reasons:
1) (1) Samples of the facing materials and colours to be used on the external walls and roofs shall be submitted to and approved by the Local Planning Authority before development commences. REASON: To ensure that the development fits in with the neighbouring buildings. (2) The existing workshop buildings on the site shall be demolished within a period of 28 days of the building, the subject of this permission, being occupied. REASON: To ensure satisfactory appearance of the site and premises. (3) Before the building is occupied, two car parking spaces shall be provided, suitably surfaced, within the curtilage of the site, and boundary walls or fences shall be erected in accordance with details and positions which shall previously have been approved by the Local Planning Authority. REASON: To accord with the Local Planning Authority's car parking standards and to ensure a satisfactory standard of privacy and appearance. (4) The site shall be maintained in a neat and tidy condition to the satisfaction of the Local Planning Authority. REASON: To ensure that the proposed development does not prejudice the appearance of the locality nor the enjoyment by neighbouring occupiers of their properties. (5) There shall be no detriment to the amenity of the area by reason of noise, vibration, smell, fumes, smoke, soot, ash, dust or grit. REASON: To ensure that the proposed development does not prejudice the appearance of the locality nor the enjoyment by neighbouring occupiers of their properties.
