Conditions or Reasons:
1) 1. The application site and the proposed access are too restricted in size for the proposed development, which would appear cramped bearing no relationship with adjoining buildings and out of character with the surrounding area. The proposal is therefore contrary to the principles of good design set out in Policy 10 of the Bedfordshire Structure Plan 2011, Policies H2, T4 and BE11 of the South Bedfordshire Local Plan and Policies H2, T1 and BE8 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Pre-Inquiry Changes).
