Conditions or Reasons:
1) 1. The proposal, by reason of its height, depth, massing, elevational treatment and situation in the plot, would be a visually awkward and unsettling composition materially out of character with the street scene and character of the area. It would therefore be contrary to Policy 10 of the Bedfordshire Structure Plan 2011, Policies BE11 and H2 of the South Bedfordshire Local Plan and Policies BE8 and H2 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Pre-Inquiry Changes). 2. The proposal, by reason of its depth, height and bulk, would likely harm the residential amenities of the occupiers of adjacent dwellinghouses through loss of light and an oppressive relationship. It would therefore be contrary to Policy 10 of the Bedfordshire Structure Plan 2011, Policy BE11 of the South Bedfordshire Local Plan and Policy BE8 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Pre-Inquiry Changes).
