Conditions or Reasons:
1) 1. Policies 13 and 14 of the Bedfordshire Structure Plan 2011 and Policy BE2 of the South Bedfordshire Local Plan and Policy BE2 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Pre-Inquiry Changes), seek to protect and enhance the character of the built environment by resisting development proposals which are likely to have an adverse effect on historic buildings. The cumulative impact of this proposal, in addition to previous grants of planing permission in respect of the extension of the building, would have an adverse effect on the small-scale character and appearance of Stonhill Lodge, and is therefore in conflict with these policies. 2. The proposed development would, because of the size, siting and unsympathetic design of the proposed extension and garden sheds, and the inappropriate detailing of the fencing and entrance gates, be out of character with the existing dwelling. The proposal is therefore contrary to Policies 10, 13 and 14 of the Bedfordshire Structure Plan 2011 and Policies H9, BE2 and BE11 of the South Bedfordshire Local Plan and Policies H8, BE2 and BE8 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Pre-Inquiry Changes).
