Conditions or Reasons for Planning Application - SB/02/00538/FULL
Conditions or Reasons:
1) 1. The development shall begin not later than five years from the date of this permission. REASON: To comply with Section 91 of the Town and Country Planning Act 1990. 2. Before the development is commenced and notwithstanding any information submitted with the application, samples and/or details of all external materials, in particular the following: - samples of weatherboarding and details of the stain to be used; - samples of replacement or new brickwork; - samples of roofing materials; - samples of complete window frames where appropriate or samples of glazing bars and details of the stain/paint to be used; - details of rainwater goods; shall be submitted to and approved in writing by the District Planning Authority. REASON: To ensure control over the appearance of the refurbished barn and to preserve its historic character. (Policies 10 & 13, BSP, BE2 & BE11, SBLP, BE2 & BE8, SBLPFRD). 3. Notwithstanding any details submitted with the application any works associated with the cutting, repositioning or staining of the timber frame of the barn shall not be commenced until a site meeting between the applicant and a representative of the District Planning Authority has been held to discuss and agree the methods and detailing of the proposed works. Details of any treatment applied to the timbers shall be submitted to and approved in writing by the District Planning Authority. REASON: In the interests of preserving the historic fabric of the barn. (Policies 10 & 13, BSP, BE2 & BE11, SBLP, BE2 & BE8, SBLPFRD). 4. All new and replacement doors and window frames to be installed during the course of the conversion works hereby permitted shall be of timber construction and shall be dark stained. Thereafter, any new or replacement doors and window frames installed shall be dark stained timber. REASON: To ensure that doors and window frames used are in keeping with both the existing building and the neighbouring listed building. (Policies 10 & 13, BSP, BE2 & BE11, SBLP, BE2 & BE8, SBLPFRD). 5. The mortar to be used for repointing and in association with new and replacement brickwork shall be lime based with a minimal amount of cement, that is, a mix of 1 part cement 2 parts lime: 9 parts sand. The new mortar shall match the existing in terms of colour and finish and the bond of the new and replacement brickwork shall match that of the existing buildings REASON: To ensure that the materials used in the conversion works are in keeping with both the existing building and the neighbouring listed building. (Policies 10 & 13, BSP, BE2 & BE11, SBLP, BE2 & BE8, SBLPFRD). 6. This consent relates only to the details shown on Drawing Nos. 02/659/01, 02/659/02 and 02/659/03 received 14/05/02 and Drawing Nos. 02/659/04 Revision B, 02/659/05 Revision B and 02/659/06 received 16/10/02 or to any subsequent appropriately endorsed revised plans. REASON: To identify the approved plans and to avoid doubt. NOTE ---- In accordance with the Town and Country Planning (General Development Procedure) (England) (Amendment) Order 2000, the reason for any condition above relates to the Policies as referred to in the Bedfordshire Structure Plan 2011 (B.S.P.), South Bedfordshire Local Plan (S.B.L.P.) and South Bedfordshire Local Plan First Review Deposit (and Proposed Pre-Inquiry Changes) (S.B.L.P.F.R.D.)
