1. The development shall begin not later than five years from the date of this permission. REASON: To comply with Section 91 of the Town and Country Planning Act 1990. 2. All plant machinery and equipment (including refrigeration, air conditioning systems and entertainment) to be used because of this permission shall be so installed, maintained and operated as to prevent the transmission of noise and vibration into any neighbouring premises. REASON: To safeguard the amenities of nearby residential premises. (Policies 10, B.S.P, BE11, S.B.L.P, BE8, S.B.L.P.F.R.D.). 3. Suitable and sufficient apparatus for the neutralisation of all effluvia from the manufacturing process shall be installed before the commencement of the use and maintained thereafter. REASON: To safeguard the amenities of nearby residential premises. (Policies 10, B.S.P, BE11, S.B.L.P, BE8, S.B.L.P.F.R.D.). 4. This permission is for the sole benefit of Mr F. Moss and shall extend to no other person, partnership, firm or company. REASON: To ensure the retention of planning control by the District Planning Authority on the disposal of the present applicant's interest in the land and buildings. 5. The premises shall only be used for Plastic injection moulding and for no other purpose including any other purpose in Class B1 of the Schedule to the Town and Country Planning (Use Classes) Order 1987 (or any order revoking and re-enacting that Order) unless otherwise approved in writing by the District Planning Authority. REASON: To control the development in the interests of amenity. (Policies BE11, S.B.L.P, BE8, S.B.L.P.F.R.D.) 6. The premises shall not be used for the purposes of manufacturing and there shall be no deliveries to or from the premises between the hours of 1300 on Saturday and 0700 hours on the Monday following and at all on a Public Holiday. REASON: To protect the amenities of the area. (Policies 10, B.S.P, BE11, S.B.L.P, BE8, S.B.L.P.F.R.D.). 7. No goods, waste, materials or equipment shall be deposited or stored on the site in the open other than on any area/s defined for those purposes and shown on the approved plan. REASON: To protect the amenities of the area and to ensure that vehicle parking, servicing and unloading areas are available for those purposes at all times. (Policies 10, B.S.P, BE11, S.B.L.P, BE8, S.B.L.P.F.R.D.) 8. Before development begins, details of the arrangements to be made for the collection, storage and disposal of solid trade waste emanating from the premises shall be submitted to and approved in writing by the District Planning Authority. REASON: To control over development in the interests of amenity and public safety. (Policies BE11, S.B.L.P, BE8, S.B.L.P.F.R.D.) 9. No external loudspeaker systems shall be installed without the prior written approval of the District Planning Authority. REASON: To protect of the amenity of neighbouring properties. (Policies BE11, S.B.L.P, BE8, S.B.L.P.F.R.D.) 10. No process or operation shall be carried out within the site or buildings which because of noise, vibration, smell, fumes, smoke, soot, ash, dust, grit or other form of pollution would be harmful to the amenities enjoyed by the occupants of the adjoining properties. REASON: To protect the amenities of the surrounding area. (Policies BE11, S.B.L.P, BE8, S.B.L.P.F.R.D.). 11. This permission relates only to the details shown on the site location plan received 06/06/02 or to any subsequent appropriately endorsed revised plans. REASON: To identify the approved plans and to avoid doubt. INFORMATIVE: ----------- Previous activities on this site may have resulted in ground contamination occurring. Before the development commences you are advised to undertake an investigation to establish if the site is contaminated, to assess the degree and nature of any contamination which may be present, and to determine the potential for pollution of the water environment. The investigation should initially include a detailed desk study of the previous land use at this location. For further advice regarding the above you should contact a suitably qualified environmental consultant. Dependent on the results of the investigation measures may be required to be undertaken to prevent pollution of groundwaters and surface waters. The above advice should not be taken to imply that the land is safe for development and secure occupancy of the site rests with the developer/landowner.
