Conditions or Reasons:
1) 1. The proposed development would, because of its size, scale and siting appear unduly obtrusive in the street scene and result in an unacceptable loss of an area of open space to the detriment of the character and appearance of the area and the general street scene. The proposal is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies H9 and BE11 of the South Bedfordshire Local Plan and Policies H8 and BE8 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Pre-Inquiry Changes).
