Conditions or Reasons:
1) 1. The site lies within the Green Belt, and the proposed wall and iron gates, taken together with the previous extensions to this property, represent inappropriate development, harmful to the openness of the Green Belt, and contrary to Policy 24 of the Bedfordshire Structure Plan 2011, Policy GB1 of the South Bedfordshire Local Plan and Policy GB1 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Pre-Inquiry Changes). 2. The proposed development would, because of its excessive size, prominent siting, inappropriate materials and unsympathetic design, be out of character with the existing dwelling and the surrounding countryside, and harmful to the visual amenities of the locality. The proposed development is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011, Policies BE11 and NE1 of the South Bedfordshire Local Plan and Policies BE8 and NE1 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Pre-Inquiry Changes).
