Conditions or Reasons:
1) 1. Before development begins, the approval of the District Planning Authority shall be obtained in respect of all of the reserved matters, namely the siting, design, external appearance, means of access, and landscaping of the site. REASON: To comply with Article 3(1) of the Town and Country Planning (General Development Procedure) Order 1995. 2. a. Application for the approval of the reserved matters shall be made to the District Planning Authority within three years from the date of this permission; b. The development shall begin not later than whichever is the later of the following dates: i. five years from the date of this permission, or ie two years from the final approval of the reserved matters or, if approved on different dates, the final approval of the last such matter to be approved. REASON: To comply with Section 92 of the Town and Country Planning Act 1990. 3. Before development begins, a scheme for the parking of vehicles on the site shall be submitted to and approved in writing by the District Planning Authority. The scheme shall comply with the standards of the District Planning Authority and shall be fully implemented before the development is first occupied or brought into use and thereafter retained for this purpose. REASON: To ensure provision for car parking clear of the highway. (Policies 42, B.S.P; T13, S.B.L.P; T14, S.B.L.P.F.R.D.). 4. Before development begins and notwithstanding the details submitted with the application, details of the materials to be used for the external walls and roofs of the proposed building/s shall be submitted to and approved in writing by the District Planning Authority. REASON: To control the appearance of the building/s. (Policies 10, B.S.P; BE11, H9, S.B.L.P; BE8, H8, S.B.L.P.F.R.D.). 5. This permission extends only to a single storey dwelling. REASON: A larger dwelling would likely constitute cramped development. (Policies 10, B.S.P, BE11, H2, S.B.L.P, BE8, H2, S.B.L.P.F.R.D.). 6. This permission relates only to the details shown on the Site Location Plan and Drawing No. 2281.01 received 04/11/02 or to any subsequent appropriately endorsed revised plans. REASON: To identify the approved plans and to avoid doubt. NOTE ---- In accordance with the Town and Country Planning (General Development Procedure) (England) (Amendment) Order 2000, the reason for any condition above relates to the Policies as referred to in the Bedfordshire Structure Plan 2011 (B.S.P.), South Bedfordshire Local Plan (S.B.L.P.) and South Bedfordshire Local Plan First Review Deposit (and Proposed Pre-Inquiry Changes) (S.B.L.P.F.R.D.) INFORMATIVE: ----------- The applicant is advised that, due to the nature of the site, prior discussion of the details with the District Planning Authority takes place before submission. The Authority presently have in mind an attached building similar to no. 58a Northfields.
