Conditions or Reasons:
1) 1. The development shall begin not later than five years from the date of this permission. REASON: To comply with Section 91 of the Town and Country Planning Act 1990. 2. Before development begins and notwithstanding the details submitted with the application, details of the materials to be used for the external walls and roofs of the proposed building/s shall be submitted to and approved in writing by the District Planning Authority. REASON: To control the appearance of the building/s. (Policies 10, B.S.P; BE11, H9, S.B.L.P; BE8, H8, S.B.L.P.F.R.D.). 3. Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order), no additional windows shall be inserted into the north-eastern and south-western side flank elevations of the proposed dwelling. REASON: To protect the amenity of neighbouring residents. 4. Any garage or car port and any access thereto shall only be used for purposes incidental to the use of the dwelling for residential purposes and no trade or business shall be carried out therefrom. REASON: To prevent the introduction of any commercial use. (Policies BE11, S.B.L.P.; BE8, S.B.L.P.F.R.D.) 5. Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order), no extensions to the building/s hereby permitted shall be carried out without the grant of further specific permission from the District Planning Authority. REASON: To control the external appearance of the building/s in the interests of the amenities of the area. (Policies 10, B.S.P, BE11, S.B.L.P, BE8, S.B.L.P.F.R.D.). 6. Before development begins, details of the junction of the proposed vehicular access with the highway shall be submitted to and approved in writing by the District Planning Authority. No building shall be occupied until the junction has been constructed in accordance with the approved details. REASON: To minimise danger, obstruction and inconvenience to users of the highway and of the premises. (Policies T4, S.B.L.P, T1, S.B.L.P.F.R.D.). 7. Before the access is brought into use, a triangular vision splay shall be provided on each side of it measuring 1.8m along the fence, wall, hedge or other means of definition of the front boundary of the site, and 1.8m into the site at right angles to the same line along the side of the new access drive. The vision splays so provided and on land under the applicant's control shall be kept free of any obstruction to visibility exceeding a height of 600mm above the adjoining footway level. REASON: To provide adequate visibility between the existing highway and the proposed access(es) and to make the access(es) safe and convenient for the traffic which is likely to use it/them. (Policies T4, S.B.L.P, T1, S.B.L.P.F.R.D.). 8. Before the development is first occupied or brought into use, all on site vehicular areas shall be surfaced in accordance with details to be submitted to and approved in writing by the District Planning Authority so as to ensure satisfactory parking of vehicles outside highway limits. Arrangements shall be made for surface water from the site to be intercepted and disposed of separately so that it does not discharge into the highway. REASON: To minimise danger, obstruction and inconvenience to users of the highway and of the premises. (Policies 42, B.S.P, T13, S.B.L.P, TI4, S.B.L.P.F.R.D.). 9. Before development begins, details of the slab levels of the dwelling shall be submitted to and approved in writing by the District Planning Authority, and development shall thereafter be implemented accordingly. REASON: To produce a satisfactory relationship between the various elements of the scheme and adjacent properties. (Policies 10, B.S.P; BE11, S.B.L.P; BE8, S.B.L.P.F.R.D.). 10. Before development begins design details of the windows and doors shall be submitted to and approved in writing by the District Planning Authority. REASON: To control the appearance of the building. 11. This permission relates only to the details shown on the Site Location Plan, Block Plan and Floor Plan received 03/01/03 and Revised Elevational Plan received 03/04/03. REASON: To identify the approved plans and to avoid doubt. NOTE ---- In accordance with the Town and Country Planning (General Development Procedure) (England) (Amendment) Order 2000, the reason for any condition above relates to the Policies as referred to in the Bedfordshire Structure Plan 2011 (B.S.P.), South Bedfordshire Local Plan (S.B.L.P.) and South Bedfordshire Local Plan First Review Deposit (and Proposed Modifications) (S.B.L.P.F.R.D.)
