Conditions or Reasons:
1) 1. The proposal, by reason of the location, siting of existing and proposed buildings and vehicular access arrangements, would constitute cramped development which is out of character with the locality and would be contrary to Policies 10 of the Bedfordshire Structure Plan 2011, Policies BE11, H2 and H6 of the South Bedfordshire Local Plan and Policies BE8, H2 and H6 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Modifications). To grant permission in this case would also be to set a precedent in this estate which would lead to a further erosion of the local character.
