Conditions or Reasons for Planning Application - SB/03/00430
Conditions or Reasons:
1) The development shall begin not later than five years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990.
2) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order), any garage, car port or parking space hereby permitted shall be kept permanently available for the parking of motor vehicles.
REASON: To ensure that off-street parking is retained in the interests of highway safety.

3) New external brickwork and roofing materials shall match those of the existing building as closely as possible.
REASON: To ensure that the development is in keeping with the existing building.
(Policies 10, B.S.P.; BE11, H9, S.B.L.P.; BE8, H8, S.B.L.P.F.R.D.).
4) Any garage or car port and any access thereto shall only be used for purposes incidental to the use of the dwelling for residential purposes and no trade or business shall be carried out therefrom.
REASON: To prevent the introduction of any commercial use.
5) Before development begins, details of the proposed method of sewage disposal shall be submitted to and approved in writing by the District Planning Authority. The sewage disposal facilities as approved shall be constructed in accordance with the approved details before the development is first occupied or brought into use.
REASON: To ensure satisfactory drainage of the site.

6) This permission relates only to the details shown on Drawing No. 2003/2 received 28/04/03 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plans and to avoid doubt.
