Conditions or Reasons:
1) (1) The site lies within the proposed South Bedfordshire Green Belt. Within this Green Belt permission for development will not be granted except in very special circumstances or to meet the needs of agriculture or for a person defined in Circular 42/55 issued by the MHLG. No such special circumstances have been established in this case. (2) The proposal represents undesirable sporadic development in the proximity of Caddington village which could create a precedent for similar extensions of the village, to the further detriment of the pleasant visual character. (3) The site is unallocated in the approved Town Map which indicates that existing uses are, for the most part, to remain undisturbed and that new development shall be limited to that required in the essential proven interests of agricultural management. The need for a dwelling in this case has not been established.
