Conditions or Reasons:
1) (1) The site is allocated for recreational use on the Luton and Dunstable Town Map and the proposed use would therefore be contrary to such allocation. It has not been shown that the use of this land for recreation is superfluous to demand. (2) The District Planning Authority considers that retailing activities should not be located on this site, but should be grouped within the existing and proposed shopping areas in the Dunstable town centre. (3) The proposed access on to High Street North would be detrimental to traffic and pedestrian flow and safety on the Trunk Road. (4) The proposed development would injuriously affect the amenities of the adjoining properties by reason of noise, fumes, and traffic congestion. (5) The development shown on the submitted layout would visually intrude into the surroundings.
