)The Buckingham & River Ouzel Internal Drainage Board advise that it is essential that ground conditions be investigated and if found satisfactory, the soakaways constructed in accordance with the latest Building Research Establishment Digest.
In the event that ground conditions are found not to be suitable for soakaway drainage, any direct discharge to the nearby watercourse will require the Board's prior consent. )A Flood Risk Assessment (FRA) should be submitted to the LPA and to be acceptable as a FRA the applicant should confirm in writing as a minimum that:
EITHER
(1) Floor levels within the proposed development will be set no lower than existing levels AND,
(2) Flood proofing of the proposed development has been considered by the applicant and incorporated where appropriate.
OR
(3) Floor levels within the extension will be set 300mm above the known or modelled 1 in 100 year annual probability (1% chance) river flood level or 1 in 200 year annual probability(0.5% chance) tidal & coastal flood level.
