)The red line on the submitted location plan MBDC/02 includes land to the east and south beyond the residential curtilage of 26 Orchard Road. For the avoidance of any doubt as to future interpretation, the applicant is reminded that the description of development refer to householder development only.
A separate planning application and fee will need to be submitted in connection with any proposal to change this additional land to garden area. The applicant is advised to seek preliminary advice before submitting an application for change of use to garden land due to the exceptionally large area indicated on the submitted plans being in conflict with planning policy which seeks to protect the countryside for its own sake. The red line on the submitted location plan MBDC/02 includes land to the east and south beyond the residential curtilage of 26 Orchard Road.
