)The access is to be taken from a busy classified road through Potton and as such a turning area should be provided within the curtilage of the site so that vehicles can park, turn and leave the site in forward gear. This turning area should remain clear at all times of parked vehicles or obstruction.
The submitted plan does not indicate any turning area within the site or where the parking area is to be located. It is possible for two vehicles to park at the rear of the hardstanding area (closest to the dwelling) and have the area prior to this up to the highway boundary to be used as a turning area however this will need to include the footpath within the property.
As the proposed access abuts a footway a 1.8m x 1.8m pedestrian visibility splay should be provided at either side of the access.
The access indicated measures 4.6m wide which with the splay of the dropped kerb will provide an access suitable for two vehicles to park parallel to each other and reverse into the highway which will not be acceptable. To avoid this from occurring, an access measuring only 3.0m is required, this is adequate to serve the site, and the access/crossover should be located at the southwest boundary adjacent to the access of the neighbouring property. The proposed crossover can then be attached to the existing neighbouring one and the remaining kerbs will stay at full height to deter vehicles from bumping over them. A pedestrian visibility splay will be required at the southeast side of the access.

)The applicant is advised that no works associated with the construction of the vehicular access should be carried out within the confines of the public highway without prior consent, in writing, of the Central Bedfordshire Council. Upon receipt of this Notice of Planning Approval, the applicant is advised to write to the Central Bedfordshire Council's Customer Contact Centre, on 0300 300 8049 quoting the Planning Application number and supplying a copy of the Decision Notice and a copy of the approved plan. This will enable the necessary consent and procedures under Section 184 of the Highways Act to be implemented.
