)The applicant is advised that whilst the Council has no positive evidence to suggest the application site itself is contaminated, the site is located in proximity to the former Steppingley Road Trading Estate where historic land contamination was previously identified. It is the applicants responsibility to ensure that the site is fit for its proposed end use. If during any site investigation, excavation, engineering or construction works evidence of land contamination is identified, the applicant must notify the Local Planning Authority without delay. Any land contamination identified, must be remediated to the satisfaction of the Local Planning Authority to ensure that the site is made suitable for its end use.
