1 )In accordance with Article 22 of the Town & Country Planning (General Development Procedure) Order 1995 (as Amended), the Council hereby certify that the proposal as hereby approved demonstrated the very special circumstances required for development in the Green Belt, because the refusal of permission would not prevent the erection of a larger extension in a different position under permitted development rights which would be even more harmful to the openness of the Green Belt than the current proposal and furthermore, a condition restricting any future extensions and developments within the curtilage of the dwelling would adequately mitigate the harm to the Green Belt, thus conforming with the relevant policies of the Development Plan (comprising of the Bedfordshire Structure Plan 2011 and the South Bedfordshire Local Plan Review) and material considerations did not indicate otherwise.
