)Front lawn area to be excluded from all construction activity and material storage
In recognition that the front lawn area is fully utilised by tree roots of the protected Scots Pine tree, and also represents the Root Protection Area of this tree, it is advised that no construction activity such as plant and material storage, and temporary vehicle parking, should be allowed to encroach into this lawn area. Any unavoidable pedestrian site movements should only be undertaken after prior installation of suitable ground protection, constructed in the form of a load displacement layer, which should conform to the requirements of BS 5837 : 2012 "Trees in Relation to Design, Demolition and Construction" (Ref Sect. 6.2.3 - "Ground protection during demolition and construction") which includes the following specification:-
For pedestrian movements only, a single thickness of scaffold boards placed either on top of a driven scaffold frame, so as to form a suspended walkway, or on top of a compression-resistant layer (e.g. 100mm depth of woodchip), laid onto a geotextile membrane.
This is to prevent root damage due to ground compaction, of a tree protected by a Tree Preservation Order, and where wilful damage to tree roots is contrary to the Town and Country Planning Act 1990.Front lawn area to be excluded from all construction activity and material storage

)The applicant is advised that no works associated with the modification of the vehicular access should be carried out within the confines of the public highway without prior consent, in writing, of the Central Bedfordshire Council. Upon receipt of this Notice of Planning Approval, the applicant is advised to contact Central Bedfordshire Council's Highway Help Desk on 03003008049. This will enable the necessary consent and procedures under Section 184 of the Highways Act to be implemented. The applicant is also advised that if any of the works associated with the construction of the vehicular access affects or requires the removal and/or the relocation of any equipment, apparatus or structures (e.g. street name plates, bus stop signs or shelters, statutory authority equipment etc.) then the applicant will be required to bear the cost of such removal or alteration.The applicant is advised that no works associated with the modification of the vehicular access should be carried out within the confines of the public highway without prior consent, in writing, of the Central Bedfordshire Council.
