3 )You are advised to note the comments of the Flood Risk Officer which are as follows: Indicative data from the Environment Agency's mapping shows the location of the proposed works is not within an area at risk of fluvial or surface water flooding. Regardless, the proposed works must not impede surface water from flowing around existing buildings and should not divert existing overland flow routes in a way that would increase risk to or from the site (i.e. to adjacent neighbours). Although not within an area shown by Environment Agency mapping to be at risk of flooding, the proposed works are located within close proximity to an existing/natural overland flow path for surface water. This shows surface water accumulates in the road to the south of the proposed works along Boothey Close (see attached mapping). The proposed works must not increase the volume of surface water run off to this flow path so as not to increase flood risk downstream. The applicant should consider any risk to their property from this flow path, i.e. location of any dropped kerbs or changes in levels that may direct run off towards the property, and ensure measures are taken to ensure the proposed works are resilient to surface water flooding. Surface water drainage arrangements must be provided for an increase in surface water run off as a result of the proposed works, the adequacy of the design and construction of this should be confirmed by the Building Control Regulation procedures. The method of disposing of surface water run off should follow the hierarchy set out in Part H of the Building Regulations (i.e. Soakaways/infiltration systems, or then controlled/attenuated discharge to watercourse, or then to a storm water sewer).
