)The applicant is advised that while the Council has no reason to believe this site is contaminated, and is not aware of any potentially contaminative past use, it is the developer's responsibility to ensure that final ground conditions are fit for the end use of the site. If during any site investigation, excavation, engineering or construction works evidence of land contamination is identified, the applicant shall notify the Local Planning Authority without delay. Your property's Council Tax band may change if the property is extended. The Council Tax band will only change when a relevant transaction takes place. For example, if you sell your property after extending it, the new owner may have to pay a higher band of Council Tax.
If however you add an annexe to your property, the Valuation Office Agency may decide that the annexe should be banded separately for Council Tax. If this happens, you will have to start paying Council Tax for the annexe as soon as it is completed. Soakaway is proposed on the Application Form, BGS data shows the ground conditions at the site are likely suitable for soakway. We recommend surface water drainage be addressed through the Building Control process with regards to design and implementation of this.
The site is not considered at increased risk of flooding as shown by the Environment Agency's online flood maps and the council holds no records of historic flood incidents in this location. The loss of permeable area i.e. going from a residential garden to dwelling/parking will alter the existing drainage at the site by reducing the area for infiltration, care must be taken to ensure this does not increase the risk of flooding to/from the site.
