2 )In accordance with Article 35 (1) of the Town and Country Planning (Development Management Procedure) (England) Order 2015, the reason for any condition above relates to the Policies as referred to in the South Bedfordshire Local Plan Review (SBLPR) and the National Planning Policy Framework (NPPF).In accordance with Article 35 (1) of the Town and Country Planning (Development Management Procedure) (England) Order 2015, the reason for any condition above relates to the Policies as referred to in the South Bedfordshire Local Plan Review (SBLPR) and the National Planning Policy Framework (NPPF).
3 )In respect of Condition 6, please note the following: 1. This is a minor development with a major hard standing area, we will need evidence that the surface water generated by this site will not increase the flood risk of the surrounding properties for all rainfall events up to and including 1 in 100+40%cc. This does not need to be a full FRA but should show how flood risk is to be mitigated. 2. We will require full drainage drawings showing all connections, control features, storage, inverts etc. and how it communicates with the development wide scheme. 3. Detailed site investigation results (including any site-specific soakage tests and ground water monitoring shown in accordance with BRE 365) will need to be provided with the detailed design. If evidence of acceptance from the sewerage undertaker is provided, this is not required. 4. Where the use of permeable surfacing is proposed, this should be designed in accordance with the 'CIRIA RP992 The SuDS Manual Update: Paper RP992/28: Design Assessment Checklists for Permeable/Porous Pavement'. 5. The final detailed design including proposed standards of operation, construction, structural integrity and ongoing maintenance must be compliant with the 'Non-statutory technical standards for sustainable drainage systems' (March 2015, Ref: PB14308), 'Central Bedfordshire Sustainable Drainage Guidance' (Adopted April 2014, Updated May 2015), and recognised best practise including the Ciria SuDS Manual (2016, C753). 6. If surface water is to discharge into a public sewer (if it is already this does not mean it will continue to be allowed) Agreement for the sewerage undertaker is required to discharge in to a public system.
