3 )Will a new extension affect your Council Tax Charge? The rate of Council Tax you pay depends on which valuation band your home is placed in. This is determined by the market value of your home as at 1 April 1991. Your property's Council Tax band may change if the property is extended.  The Council Tax band will only change when a relevant transaction takes place. For example, if you sell your property after extending it, the new owner may have to pay a higher band of Council Tax. If however you add an annexe to your property, the Valuation Office Agency may decide that the annexe should be banded separately for Council Tax.  If this happens, you will have to start paying Council Tax for the annexe as soon as it is completed. If the annexe is occupied by a relative of the residents of the main dwelling, it may qualify for a Council Tax discount or exemption.  Contact the Council for advice on 0300 300 8306. 4 )Flood Risk Informative: 1. The development is not shown to be in an area of increased risk from either fluvial orsurface water flooding and is unlikely to result in an increase in risk, therefore a full FloodRisk Assessment is not required however please note; surface water drainagearrangements are to be provided for surface water run off as a result of any increase inimpermeable area, the adequacy of the design and construction of surface waterdrainage should be confirmed by the Building Control Regulation procedures. 2. The Council does not, and is not required to, adopt any private drainage features. It is theresponsibility of the applicant to ensure that the surface water drainage system, in itsentirety, will be effectively maintained in the long-term. We therefore expectconfirmation of the proposed arrangements for maintenance to be provided with thefinal detailed design. 3. It is important to mention that elsewhere on site at the eastern border a small section ofthe site falls into both Flood Zone 3 and is at a low risk of surface water flooding; anyfuture development in this area would require consultation with the EnvironmentAgency, further development would not be permitted within an 8m buffer strip of thewaterbody as requested by EA legislation due to the waterbodies classification as aprimary river, and due to the increased risk of flooding a Flood Risk Assessment and full drainage strategy would be required with submissionFlood Risk Informative: 1.
