)The NPPF calls for development to deliver a net gain for biodiversity and opportunities for enhancement, for example the inclusion of integrated bat and bird bricks, pollen rich planting, hibernacular, and hedgehog holes, should be sought.
Due to the proximity of the dwelling to the surrounding woodland, there may be some bat interest. As a precaution the applicant is advised that if bats are found during the course of any work where not previously anticipated, then works should immediately stop and Natural England notified for appropriate advice.
The applicant is also advised that the site lies within an amber zone for Great Crested Newt habitat, so precautions should be taken and works ceased if any newts are seen on the site. Central Bedfordshire Council holds a District Licence for GCN, more information can be obtained from NatureSpace UK.The NPPF calls for development to deliver a net gain for biodiversity and opportunities for enhancement, for example the inclusion of integrated bat and bird bricks, pollen rich planting, hibernacular, and hedgehog holes, should be sought.
