)The applicant is advised that it is their responsibility to ensure that final ground conditions are fit for the end use of the site. If during any site investigation, excavation, demolition or construction works evidence of land contamination is identified, the applicant shall notify the Local Planning Authority without delay. The applicant is advised that the storage of materials associated with the construction of this development should take place within the site and not extend into or within the public highway without authorisation from the highway authority. )The proposed access road is not wide enough to allow access for a fire appliance to within 60 metres of all points within the proposed dwelling. Therefore, in accordance with Bedfordshire Fire and Rescue Service's Fire Safety Guidance Note no.28, the developer must:
a) Install a sprinkler/fire suppression system in the proposed dwelling; and
b) Provide a fire hydrant immediately outside the access to the site.
This advice is given in line with The Building Regulations 2010, 2019 edition of Approved Document 'B' (ADB), Volume 1 for Dwellings.The proposed access road is not wide enough to allow access for a fire appliance to within 60 metres of all points within the proposed dwelling.
