Informative Notes:
1 )The applicant is advised to note the comments of the Bedfordshire Fire and Rescue Service Officer as set out: We have identified that the location of your site could make it impractical for fire hydrants to be installed. Having completed a risk-based assessment of the proposed site and the available water supplies for firefighting, we would consider the installation of domestic sprinklers as an alternative to the installation of a fire hydrant. The proposed access road does not appear to be wide enough to allow access for a fire appliance to within 90 metres of all points within the proposed dwelling. The developer must provide access in line with section A above in order to comply with the building regulations relating to this development. The nearest existing fire hydrant is over 400 metres from theproposed dwelling. There is no water main suitable for the installation of a fire hydrant closer than this. The developer must install a sprinkler system in the proposed dwelling to compensate for the lack of a fire hydrant, otherwise we would object to this development. The applicant is advised to note the comments of the Bedfordshire Fire and Rescue Service Officer as set out: We have identified that the location of your site could make it impractical for fire hydrants to be installed. 2 )The applicant is advised that it is their responsibility to ensure that final ground conditions are fit for the end use of the site. If during any site investigation, excavation, engineering or construction works evidence of land contamination is identified, the applicant shall notify the Local Planning Authority without delay. Any land contamination identified shall be remediated to the satisfaction of the Local Planning Authority to ensure that the site is made suitable for its end use.The applicant is advised that it is their responsibility to ensure that final ground conditions are fit for the end use of the site.
