3 )Sheds are to be removed to facilitate the development. The applicant is advised where roofing work or timber treatment is to be undertaken it is the legal responsibility of the contractor to check for bats. If bats are found during the course of any work to buildings or trees where not previously anticipated, then works should immediately stop and Natural England notified for appropriate advice. If trees/ hedgerow are to be removed the applicant is also advised to avoid the bird nesting season, or if this cannot be avoided the site should be checked for nesting birds prior to any site clearance taking place.Sheds are to be removed to facilitate the development. 4 )The applicant is advised that, under the provisions of the Highways Act 1980, no part of the structure, including foundations and surface water hardware, planting and planters shall be erected or installed in, under or overhanging the public highway and no window, door or gate shall be fixed so as to open outwards into the highway. The Highway Authority has the power under Section 143 of the Highways Act 1980, to remove any structure erected on a highway · The applicant is advised that in order to comply with Condition 12 of this permission it may be necessary for the developer of the site to enter into an agreement with Central Bedfordshire Council as Highway Authority under Section 278 of the Highways Act 1980 to ensure the satisfactory completion of the access and associated road improvements.
