)The property is a linked semi-detached dwelling located on Lincombe Slade road in Leighton Buzzard. The proposal consists of a single storey front extension with a width of 3.06m a depth of 1.84m and a height of 2.7m.
The proposal would not extend beyond the existing front of the property, and will remain set back from the road. It will be visible from the street scene, however the scale and design would remain proportionate to the property. It is not considered that the proposal would have a material impact on the character and appearance of the property or the surrounding area.
Several properties within the vicinity of the site (notably 20 Lincombe Slade) have increased the built form on the front of their properties, therefore it is not considered the proposal would appear at odds with the existing grain and pattern of development.
Given the siting of the proposal infilling the gap between the side elevation of the neighbouring property and the existing stepped front elevation of the host dwelling it is not considered that the proposal would have any material impact on the residential amenities of either neighbouring properties which bound the site.
All other neighbours are considered sufficiently separated from the proposal for there to be any material impact.
The proposal would infill an existing gap on the front elevation and would not affect the current parking provision for the application site.
Leighton Linslade Town Council were consulted and raised no objection.The application was subject to public consultation, and no representations were raised.
