Informative Notes:
1 )Reasons for granting Planning permission is sought for the change of use of amenity land to driveway/ vehicular crossover. A small portion of amenity land would be lost to allow for an existing vehicle crossover to be widened to provide additional parking for the host dwelling (109 Vaughan Road). From the site visit it is evident that the area the subject of this application is already partially being used to access parking. The amount of land lost would be marginal. The area is characterised by verges interspersed with vehicular crossovers, therefore it is not considered the proposal would have a material impact on the character and appearance of the area. Given the nature of the proposal, it would not have a material impact on the residential amenities of neighbouring properties. The Highways Officer was consulted on the application and raised no objection subject to conditions relating to the construction of the access and surfacing. The application was subject to public consultation and no representations have been received. The proposal would not have a material impact on the character and appearance of the area, nor would it have a material impact on residential amenities. The proposal is therefore considered to be in conformity with Policy HQ1 of the Central Bedfordshire Local Plan.Reasons for granting Planning permission is sought for the change of use of amenity land to driveway/ vehicular crossover.
