)Reasons for granting:
The application site is a detached property within Rutherford Way, Biggleswade. The host dwelling has an attached garage set back from the front elevation, providing off street parking both within and in front of the garage.
Permission is sought for the insertion of 6 rooflights, 3 to the front and 3 to the rear. The character of the area is mixed, although there is an absence of rooflights at present on the front elevations of properties within the vicinity of the site, however there are examples of dormer windows. Given the small scale design of the proposed rooflights, it is not considered that they would have a material detrimental impact on the character and appearance of the host dwelling or surrounding area.
Given the siting and scale of the proposed rooflights it is not considered there would be a material impact on any neighbouring residential properties.
The proposed was subject to public consultation, no representations have been received.
The Town Council were consulted on the application and have no objection to the proposal.
