)Reasons for Granting:
The proposal seeks planning permission for a two storey front extension.
The application site comprises a three-storey, detached dwellinghouse located along Park Road, in Moggerhanger. The proposal would largely be screened from view by the built form of the existing dwellinghouse. Moreover, mature landscaping bounds the site which would also assist in screening the proposal from the public realm. The proposed two storey front extension would reflect the design of the two existing front gable projections, respecting the character of the building. Moreover, the proposal has been appropriately set down from the ridge line of the dwelling, forming a subservient and sympathetic appearance. As such, the proposed two storey front extension would not be considered to result in any detrimental impact on the character and appearance of the area.
The proposed two storey front extension would be separated from neighbouring dwellings No. 82 Park Road by some 15 metres, and No. 28 Barrance Way by some 36 metres (approx.). On the basis of this significant separation, no detrimental overbearing impact or loss of light would be considered to arise to occupants of these neighbouring dwellings. In addition to this, no new fenestration is proposed of which would be deemed to provide any further view to that of the existing windows, and therefore the proposal would also not result in any detrimental loss of privacy.
The proposals would not affect existing parking or access arrangements at the application site. Sufficient space for parking is available to the front and side of the dwelling - the proposal would therefore be acceptable on this basis.
Neighbouring properties have been consulted on this application and no comments were received.
Therefore, it is considered that the proposal would be in accordance with Policies HQ1, T2 and T3 of the Central Bedfordshire Local Plan, the Central Bedfordshire Design Guide, the Parking Standards for New Development SPD and Section 12 of the NPPF.Reasons for Granting:
