)Reasons for granting:
The application site is an end terrace dwelling within Theedway, Leighton Buzzard. The proposal is for a single storey rear extension. The single storey rear extension would have a depth of 3.5m, a width of 6.91m and an eaves height of 2.5m and a maximum height of 3.58m.
The proposal would extend beyond the side of the dwelling, however it would not extend beyond the existing front of the property, and will remain set back from the road. It will be visible from the street scene, providing a wall in a location that is currently a close board fence. It is considered that, the scale and design would remain proportionate to the property, and on balance the proposal would not have a material impact on the character and appearance of the property or the surrounding area.
In terms of neighbouring amenity, the single storey rear extension is close to the side boundary of No.77 Theedway. Given the scale and design of the proposed development it would have a limited impact to this neighbour in terms of loss of light, however due to the orientation of the dwellings and existing boundary treatment there would be no significant impact upon the neighbouring amenity. It is not considered that the proposal would result in any loss of privacy or overbearing impact to this neighbour as there is no fenestration on the side elevation. The single storey rear extension would be sited a significant distance from the neighbouring property No.3 Porus Piece to the north of the site. Given the siting, design and scale of development it is not considered that the proposal would have a material impact on the residential amenities of this or any other neighbouring property.
It is therefore considered that the proposal as a whole would not result in any material impact on the residential amenities of any neighbouring properties and would therefore be in conformity with Policy HQ1 of the Central Bedfordshire Local Plan.
The parish council were consulted on this application and had no objections.
The application was subject to public consultation and no representations were received.
