)Reasons for granting:
The property is a semi-detached dwelling located on Regent Street, Leighton Buzzard. The proposal is for a single storey side and rear extension. The side extension would have a depth of 7.03m, a width of 1.8m and a height of 3.10m. The rear extension would have a depth of 4.85m, a width of 2.4m and a height of 3.10m.
The proposal would extend beyond the side of the dwelling, however it would not extend beyond the existing front of the property, and will remain set back from the road. It will be visible from the street scene, but will be partially screened from the fence and gate at the front of the property. It is considered that, the scale and design of the proposal would remain proportionate to the property, and the proposal would not have a material impact on the character and appearance of the property or the surrounding area.
In terms of neighbouring amenity, the proposal is set on the boundary with No.23 Regent Street, however given the existing built form on site it is not considered that the proposal would have a material impact on the residential amenities of this property. The proposal is set off the boundary with No.19 Regent Street. Given the siting, design and scale of development it is not considered that the proposal would have a material impact on the residential amenities of this property or any other neighbouring property.
It is therefore considered that the proposal as a whole would not result in any material impact on the residential amenities of any neighbouring properties and would therefore be in conformity with Policy HQ1 of the Central Bedfordshire Local Plan.
The parish council were consulted on this application and had no objections.
The application was subject to public consultation and no representations were received.
