)Reasons for Granting
The proposed development involves works to both number 7 and number 9 Christian Close, various alterations are proposed including, extensions, a dormer, rooflights and a porch.
The proposed roof ridge height increase to number 7 would be visible form the street scene of Christian Close, however the proposed ridge line would be set below the main ridge line of the dwelling and as such would appear subservient to the main dwelling. The proposed front porch and canopy would be visible within the street scene, however there is a mix of front extensions within the local vicinity and as such the proposed front canopy and porch would not appear out of character. The proposed rear dormer and link extension would not be visible to the street scene, however, due to their small size and scale is not considered to have an adverse impact on the character of the area.
The proposed link extension would be sited immediately adjacent the boundary of No.5 Christian Close and would be sited some 3 meters away from the nearest ground floor window of this property. The proposal has been revised in scale so that the extension would not overhang the boundary of this property. The proposed link extension, due to the single storey design and low level zinc/membrane roof is not considered to cause an adverse loss of light to this neighbouring properties window or residential amenity area.
The proposed front porch and canopy due to its small scale is not considered to cause any adverse impacts to any neighbouring property.
The proposal would include a first floor dormer window to the rear of the property that would be orientated over the rear garden of the host dwelling. Adjacent to the garden area of No.5 Christian Close and facing towards numbers 8 and 10 Prudence Close, it is considered that this window would have a similar relationship to the host dwellings' windows and as such would not give rise to any additional adverse overlooking.
On the basis of the scale and nature of the development, adequate parking has been retained. The proposal does not create any additional bedrooms and as such will not be required to demonstrate further onsite parking.
It is noted that the plans appear to show that numbers 7 and 9 are used as a single dwelling house (existing and proposed plans), however, as the proposal is for extensions to the two properties, the application does not confirm any amalgamation formally.
It is considered that the proposal will be in accordance with Section 12 of the NPPF, Policies HQ1, T2 and T3 of the Central Bedfordshire Local Plan, Parking Standards in new development SPD and the Central Bedfordshire Design Guide.Reasons for Granting

)Will a new extension affect your Council Tax Charge?
The rate of Council Tax you pay depends on which valuation band your home is placed in. This is determined by the market value of your home as at 1 April 1991.
Your property's Council Tax band may change if the property is extended. The Council Tax band will only change when a relevant transaction takes place. For example, if you sell your property after extending it, the new owner may have to pay a higher band of Council Tax.
If however you add an annexe to your property, the Valuation Office Agency may decide that the annexe should be banded separately for Council Tax. If this happens, you will have to start paying Council Tax for the annexe as soon as it is completed. If the annexe is occupied by a relative of the residents of the main dwelling, it may qualify for a Council Tax discount or exemption. Contact the Council for advice on 0300 300 8306.
