)Reason for Granting
The application site is a semi-detached dwelling known as 2 Moor Lane, Maulden. The property is finished with white rendering and a tiled roof. The proposal is to demolish the existing conservatory and replace the structure with an orangery style extension of a similar footprint. The proposed rear extension would have a depth of 4 metres, length of 4.8 metres and a height measuring 3 metres. Additionally, the extension would include dual aspect bifold doors opening to a garden terrace.
The rear extension would not be readily visible from the street scene and would therefore not have a material impact on the character or appearance of the local area. The proposed materials would be of a similar appearance to those used in the construction of the original dwelling. The aluminium doors and flat roof would be finished in colours to complement the existing dwelling.
In terms of neighbouring impact and amenity, the proposal is sufficiently separated from the boundaries of the property and is of a similar size to the existing conservatory. As such, given the size and scale of the proposal, it is not considered that it would give rise to any loss of light, harmful overlooking, loss of privacy, or overbearing impact for neighbouring occupiers.
Maulden Parish Council were consulted on this application and have raised no objection. In addition, both the Ecology and Archaeology teams were consulted and raised no comment. The application was subject to public consultation and no representations were received.
The proposal, as a whole, is therefore considered to be in accordance with Policy HQ1 of the Central Bedfordshire Local Plan, Central Bedfordshire Design Guide 2023, and Section 12 of the NPPF.Reason for Granting
