Informative Notes:
1 )Reason for Granting The application site is a detached dwelling known as 5 Windrush Close which benefits from a single garage on the side elevation that is connected to the neighbouring property's garage (No.4). This proposal seeks to remove the existing conservatory and replace the structure with a rear extension to be used as a dining area and W/C. Additionally, the application includes the relocation of the rear garage door, installation of roof lights in the proposed dining area and sliding doors on the rear elevation of the extension. The proposed extension would have a depth of 3 metres, a length of 6.1 metres and measure 3.4 metres to its highest point and 2.75 metres to the eaves of the pitch roof. The proposed extension would extend beyond the side elevation of the house by 1.3 metres partially covering the rear elevation of the garage, to accommodate a ground floor W/C. The proposal would not be readily visible from the street scene and would therefore not have a material impact on the character and appearance of the local area. The materials used for the proposed pitched roof and brick work would match the existing dwelling. The materials used for the proposed fenestration alterations would complement the existing dwelling. In terms of neighbouring amenity, the proposal would replace an existing conservatory of a similar footprint. The rear extension would be separated by some 1.5 metres from the neighbouring boundary. The neighbouring property (No.4) also benefit from a rear conservatory. Given the design and scale of the proposal it is not considered that it would give rise to any loss of light, harmful overlooking, loss of privacy or be an overbearing impact for the neighbouring occupiers. The town council were consulted on the application and have raised no objection. The application was subject to public consultation and no representations were received. The property, as a whole, is therefore considered to be in accordance with Policy HQ1 of the Central Bedfordshire Local Plan, Central Bedfordshire Design Guide 2023, and section 12 of the NPPF.Reason for Granting The application site is a detached dwelling known as 5 Windrush Close which benefits from a single garage on the side elevation that is connected to the neighbouring property's garage (No.4). 5 )Will a new extension affect your Council Tax Charge? The rate of Council Tax you pay depends on which valuation band your home is placed in. This is determined by the market value of your home as at 1 April 1991. Your property's Council Tax band may change if the property is extended.  The Council Tax band will only change when a relevant transaction takes place. For example, if you sell your property after extending it, the new owner may have to pay a higher band of Council Tax. If however you add an annexe to your property, the Valuation Office Agency may decide that the annexe should be banded separately for Council Tax.  If this happens, you will have to start paying Council Tax for the annexe as soon as it is completed. If the annexe is occupied by a relative of the residents of the main dwelling, it may qualify for a Council Tax discount or exemption.  Contact the Council for advice on 0300 300 8306.
