1 )Reasons for granting: Planning permission is sought for the demolition of the existing conservatory and the replacement with a single storey extension. The host dwelling is a semi-detached property within Station Road, Flitwick. The proposed extension would not be readily visible within the street scene and would remain proportionate to the host dwelling. It is therefore, not considered that the proposal would result in a material impact on the character and appearance of the area and the dwelling itself. In terms of impact on neighbouring properties, the proposal would replace the existing conservatory and would remain the same in terms of footprint and siting. The roof would change from a pyramid shape glazed roof, to flat roof with a roof lantern. Given the siting, design and that the proposal would replace an existing form of development it is not considered that it would have any greater impact than the conservatory it replaces in terms of residential amenity. No. 112 Station Road, would be partially screened by existing built form. In terms of no.108 Station Road, the proposal would be adjacent to the shared boundary, but would not have a greater footprint than the existing. There would be a high level window on the side elevation facing this neighbour, however, it would be obscure glazed and could be conditioned to remain as such, to avoid any loss of privacy. The application was subject to public consultation and no comments were received. The Town Council were also consulted on the application and no comments were received.
