1 )Reasons for Granting: The proposal seeks planning permission for the erection of a rear oak framed canopy structure with one side open. The application site comprises a two-storey, detached dwellinghouse located along East Road in Langford. The surrounding area is residential in nature, characterised with dwellings of a varied design and scale. The proposal would be sited to the rear of the dwellinghouse at the application site and would therefore be screened from the public realm. Due to its screening and its small scale and modest design, the proposed oak framed canopy would not be deemed to result in any detrimental impact on the character and appearance of the area. As regards neighbouring amenity, due to the nature and small scale of the proposal, including its appropriate separation from the shared boundaries with neighbouring dwellings; the proposed oak framed canopy would not be deemed to result in any adverse loss of light, overbearing impact or loss of privacy. The proposal would not affect the existing parking or access arrangements at the site. The proposal benefits from ample parking on the existing driveway. Neighbouring properties and the Parish Council have been consulted on this application. The Parish Council did not comment and no comments were received in the form of public representations.
