1 )Reasons for granting: The proposed dormer would be visible from the street scene of Harvey Road. The proposed dormer would be set off the ridgeline and would appear subservient to the main dwelling. There are examples of flat roof side dormers within the street scene of Harvey Road, most notably at neighbouring property No.14 and as such the proposed dormer would not appear out of character. The proposed dormer windows would mostly overlook the existing built form and front garden of neighbouring property No.12 Harvey Road and would only have a limited outlook to rear garden area of this property and as such it is not considered that the proposed dormer would result in any adverse overlooking to this property. The proposed dormer, due to it's scale and positioning, is not considered to have an adverse loss of light on any neighbouring property nor would it have a significant overbearing impact. The proposal would not be increasing the number of bedrooms at the property and furthermore it is considered that the proposal would not affect the existing parking arrangements.
