)Reasons For Granting
The proposal is a detached dwelling located on Bury Road in Shillington. The proposal consists of the conversion of an existing conservatory into a single storey rear extension to serve as a garden room, with a new pitched roof and patio doors.
The proposed single storey rear extension would have the same footprint as the existing conservatory (a width of 5.9m, and a depth of 3m). The existing conservatory roof and smaller dual pitched roof would be replaced with a single pitched roof measuring 2.4m at the eaves and 3.8m at the highest point. Three rooflights and two solar panels are proposed on the roofslope.
The proposal would be modest in size and scale, and would not be visible from the streetscene. The proposal would be considered a sympathetic addition to the dwellinghouse and it is not expected that the proposal would have a material impact on the character and appearance of the surrounding area.
The proposal would have the same footprint as the existing conservatory, and would not extend any further from the original dwellinghouse. The proposal would be in the same location as the existing conservatory and therefore have a neutral impact upon the neighbouring properties (44 and 48 Bury Road) and due to the existing built form, and the design of the proposal, it is not considered that the proposal would have a material impact on the residential amenities of the neighbouring properties. No loss of light, loss of privacy or overbearing impact is expected from the introduction of this proposal. All other properties are considered sufficiently separated from the application site for there to be any material impact.
The proposal would not create any additional bedrooms, therefore adequate parking provision has been maintained, and the proposal is not required to demonstrate any additional on-site parking.
Shillington Parish Council were consulted, but did not comment. This application was also subject to a public and neighbour consultation and no representations were received.
As a whole, it is not considered that the proposal would result in any material impacts on the residential amenities of neighbouring properties or on the character and appearance of the surrounding area.
