)Reasons for granting:
The proposed development constitutes an increase in the depth and width to the previously approved single storey infill extension (CB/24/00272/FULL) to a bungalow within Chapel Road, Flitwick. The previously approved extension had a depth of 7.8m, a width of 4.25m and a flat roof height of 2.86m. The proposed single storey infill in this application would have a depth of 8.25m, a width of 4.63m and a flat roof height of 2.86m.
The existing dwelling is within a backland setting and not readily visible within the street scene. The proposed extension would be flat roof and appear subservient to the host dwelling. It is therefore considered that the proposal would not have a material impact on the character and appearance of the area.
Due to its backland siting, the site is wrapped around by residential properties. However, due to the scale, design and siting of the proposal it is not considered that it would have a material impact on the residential amenities of any neighbouring properties.
It is therefore considered that, subject to conditions the proposal as a whole would not result in any material impact on the residential amenities of any neighbouring properties and would therefore be in conformity with Policy HQ1 of the Central Bedfordshire Local Plan.
The proposal involves the creation of two new bedrooms, an additional two parking spaces have been shown. Therefore, it is considered that the proposal would provide sufficient parking.
The parish council were consulted on the application and have raised no comments.
The application was subject to public consultation and no representations were received.
The proposal is therefore considered to be in accordance with Policy HQ1 of the Central Bedfordshire Local Plan and Section 11 of the Central Bedfordshire Design Guide 2023.Reasons for granting:
